Coldwell Banker Access Realty, when authorized by the Seller to do so, shall provide a blanket offer of compensation to all brokers who may be working with a buyer that is contemplating the purchase of the sellers property listed by Coldwell Banker Access Realty.
Variable Commission Disclosure: Due to the nature of real estate, all statements of compensation are negotiable and subject to adjustments. Therefore, Coldwell Banker Access Realty discloses to all parties that all buyer compensation is subject to variation.
Upon request of the cooperating broker, a compensation agreement shall be provided by the brokerage.
Prior to showing a listing of Coldwell Banker Access Realty, brokers must obtain a “Compensation Agreement” from the listing Affiliate or the brokerage. The compensation agreement must be ratified by the Buying Broker prior to making any offer to purchase the property.
Compensation agreements shall terminate 30 days from the date of ratification. In the event an offer is provided greater than 30 days from the date the compensation agreement ratification, the broker must obtain a new compensation agreement from the listing affiliate prior to submission of an offer.
While Coldwell Banker Access Realty strives to ensure all data and amounts of compensation offered are accurately reflected by this website, the amount of compensation stated on the website must be verified and agreed upon by the parties in writing. In the event a conflict arises out of statements made on any website related to compensation and that which is stated in a written compensation agreement, the written compensation agreement shall prevail.
In the absence of a written and ratified compensation agreement prior to receipt of an offer to purchase, sellers shall retain the right to negotiate buyer broker compensation and not be bound by the amount displayed on any website controlled by Coldwell Banker Access Realty or not controlled by Coldwell Banker Access Realty.
