Buying a Home with Coldwell Banker Access Realty

Congratulations! You have decided to purchase a new home!  This is an exciting time for you, and we want to help guide you smoothly through the process to help you find the home of your dreams!  There are several steps you will need to take before you move into your new home. We are going to walk you through many of these, so let’s get started! 

The first step in buying a home is determining  "How Much Home Can You Afford?"
Understanding your financial position will help you in determining what price range you can use to start your home search.  This will prevent you from the disappointment of finding a home of your dreams only to find out that it is not within your affordability price range. Your REALTOR® can help put you in touch with a lender who can help you make this determination. 

The Home Search
The next step will be to discuss with your REALTOR® your needs, wants and desires in a home. These may include such things as proximity to work or schools, or size and style. Your agent will then pull together a home search based on these specific criteria to select homes that give you the best options. Remember, the more you know about what you are looking for, the quicker you’ll find the perfect match!

Making an Offer
Once you’ve found the perfect home, your REALTOR® will write up the offer.  They are here to help you with all the steps in negotiation to make sure your offer is the one that the seller will accept. Our agents are skilled at negotiating price, financing and closing costs and work to help you make the best offer. 

Inspection Period
After the offer is accepted by the seller, you will have a period in which to inspect the home. During this time you will have the home inspected by a certified home inspector and an appraiser to determine any repairs that may be needed and to make sure the properties value matches the agreed upon selling price.  

The Closing
This is the last step before you can call the property your home. Once the buyer and seller have agreed to all terms set forth in the contract, the settlement procedures will begin. The lender and attorney will coordinate everything necessary for closing. These include calculating costs for both parties, signing all required documents, money transfer, and the tile change of the property. Your REALTOR® will guide you through all the closing procedures so that you can obtain your home as efficiently as possible.
